POS Interiors was engaged by Fairdaniel Investments Limited to explore how the first floor of Lyric House could be repositioned to strengthen its appeal within the local office market.

The existing first floor extends to approximately 250 sq m. Our concept divides the floor into two private, self-contained office suites, each with a different workplace character.

The South Suite is presented as a more agile and contemporary workplace. The North Suite is presented as a more traditional professional office environment.

Together, the concepts help prospective occupiers see how the building could support different businesses and ways of working.

Key Design Features

  • South Suite, Agile and Contemporary: A more open workplace concept with exposed ceiling treatment, co-working space, coffee bar and lounge setting, acoustic office pod and feature lighting.

  • North Suite, Practical and Professional: A more traditional office arrangement with open-plan workstations, meeting room, private office, acoustic phone booth, breakout area and staff tea point.

  • A Stronger First Impression: The design takes cues from the refurbished ground floor entrance, using black detailing, warm timber, acoustic textures and carefully selected colour accents.

A Central Office Opportunity

Lyric House occupies a central St Peter Port location and offers businesses the opportunity to create a private office suite within an established commercial building.

The concepts were developed to bridge the gap between traditional office accommodation and the more refined environments increasingly offered by serviced and managed workspace providers.

For occupiers seeking their own premises, the building has the potential to offer a contemporary workplace feel while retaining the privacy, control and identity of a dedicated office.

Layouts Designed to Broaden Appeal

The two suites have been approached differently to demonstrate the floorplate's flexibility.

The South Suite explores a more agile, design-led workplace with an exposed ceiling, flexible settings and a more open feel. Furniture, lighting and acoustic features define different workplace zones while helping the darker areas feel brighter and more inviting.

The North Suite presents a more familiar professional office arrangement, with open-plan workstations, meeting space, private office provision and breakout facilities.

Together, the concepts show how the same building could support different business models and give the landlord and agent more options when discussing the opportunity with prospective occupiers.

South Suite: Agile, Open and Contemporary

The South Suite has the more challenging natural light condition, particularly towards the western side of the floorplate.

The concept keeps the layout open and uses furniture, acoustic features and lighting to create a series of flexible workplace settings.

The proposal includes open-plan workstations, a welcome and meeting area, acoustic office pod, tea point, co-working table and lounge setting.

Feature lighting and selected finishes help lift the darker areas while creating a more contemporary workplace character.

North Suite: Practical, Professional and Flexible

The North Suite benefits from a more regular floorplate and a greater number of windows, although much of the outlook is towards neighbouring buildings and service areas.

The concept adopts a more familiar professional office arrangement while introducing a stronger material palette and improved workplace settings.

The layout includes open-plan workstations, a dedicated meeting room, private office, acoustic phone pod, tea point and informal breakout area.

This demonstrates how the space could support businesses seeking a traditional office environment without it feeling dated..

Visuals to Support Viewings

The concepts have been developed to support marketing, viewings and early conversations with prospective occupiers.

By showing the suites furnished, finished and in use, the visuals make it easier for visitors to understand how the space could work before investing in detailed design.

Selected visuals can also be displayed within the building, allowing prospective tenants to compare the existing environment with the proposed vision while standing inside the space.

A Palette of Possibilities

The visual direction builds on the upgraded ground-floor entrance, introducing black detailing, warm timber tones, feature wall finishes, and a more boutique commercial feel.

Across both suites, the palette combines light walls and ceilings with oak finishes, acoustic feature panels and carefully selected accent colours.

The finishes and furniture shown are indicative and can be refined to suit the operational requirements, brand identity and budget of a future occupier.
